Because of the information overload factor, sometimes all they can handle at the moment is looking at a picture. The photo of your home can be what makes the difference between a buyer taking the time to read the description of your home, and never even noticing it. One of the best things you can do to increase your odds of getting interested buyers is to keep a camera handy for taking pictures when the light is best. Murphy’s law says that if you wait until the last minute to take a picture for your home, it will be dark and cloudy the day your agent shows up to take a picture. Whether you're planning on selling soon or not, next time after it rains, see if you can take a picture of your home that just happens to be right under a rainbow. Fresh snow fall ? Take a picture. In the spring, make sure to get an early morning picture with the sun casting its gentle rays down on your beautiful flower garden. Little things like that make a huge impact. Put that extra stuff in storage!Rent a storage locker well in advance, and start making occasional trips to it with the stuff you don't need. Or better yet get rid of it! Why pay for storage for things you really don't need? Tackle your kitchen, garage and basement first since those tend to accumulate the most unnecessary clutter. If you don't use that toaster oven taking up space on the kitchen countertop daily, put it away or store it. (Even if it does get regular use, if it could be easily stored out of sight -- store it!) The less stuff on your countertops, the more attractive your kitchen (and house) will appear. If there are unused toys that are sitting around the family room, get rid of them!
